Sell Your Property
At Miller Metcalfe, we understand that selling your home is one of the most exciting times of your life. Especially if you’re moving to a new city, for that highly sought-after career that you’ve always wanted or into your first house with your growing family, it’s a time of change and a signal that good things are happening. But moving also means selling your old house, bungalow, flat or apartment and that’s where we can help. From valuing your property and promoting it through various online and offline channels, to guiding potential buyers around your home, managing negotiations and keeping you regularly updated on the sales progression, we’re always there to offer the support you need and to move the process along as swiftly as possible.
With two beneficial packages to choose from, we make the process of selling your home as easy as possible.
We do our utmost to get you the best possible price for your house, bungalow, flat, apartment or commercial premises, providing you with a realistic, and usually quite accurate, valuation to base your selling price on. By combining our extensive industry expertise with local market knowledge, as well as taking local points of interest and key selling points of your property into account, we provide every client with a selling price that is fair, honest and one that we are certain you will be happy with.
Looking to boost your property’s value? We can also recommend quick fixes and upgrades that can add value, allowing you to increase your asking price, and give you a greater return on investment.
We know that being a landlord is not always easy. Between property maintenance, refurbishment and organising those all-important Energy Performance, Electrical Safety and Gas Safe certificates to sourcing new tenants, holding viewings and sorting out insurance, taxes and rent, there’s a lot to take care of. Don’t let this stunt your business’s growth. We can take care of all this and more with our range of bespoke landlord packages, placing the service level you require and the support you need at the core of them, offering a beneficial and cost-effective solution, every time.
Our lettings team are always on hand to help your tenants with any unexpected issues or emergencies, such as burst pipes, blackouts and gas leaks. Emergencies wait for no man, and luckily, neither do we.
Seen a property you like but the seller has listed it on an online auction? No need to worry. Buying a property online may be a lot easier than you think, simply requiring registration on our bidding platform, which once completed gives you access to download legal documents and arrange viewings. Should you make an offer, or bid, and the auction is conditional, then if the reserve price is met, the highest bidder enters into a reservation agreement and the house is theirs. With an unconditional auction, contracts are exchanged straight after the auction and you are legally obliged to purchase the property. We work with SDL Auctions, whose expertise within the industry is paramount, and together, we can guide you on best practices, ensuring your bid is the winning one.
Considering selling your property via auction? If you’re looking for a speedy, secure and hassle-free solution, that cuts out estate agent fees and removes the risk of buyers falling through, then this may be just the option for you.
We will introduce the property to our qualified database of prospective buyers and tenants. Those seeking a new space in which to live or work are in safe hands. Whether buying or renting a residential or commercial property, we make your search our search and will seek out properties that match your requirements and budget for consideration.
If you have a residential or commercial property or land that you want to sell at auction then speak to our auctioneering division. Local knowledge, a large database of cash investors and considerable experience in the field means we can offer you the best possible chance of getting an advantageous return. Organise, publicise and host your viewings, ensure your legal pack is available online in advance of the auction so buyers can make all the necessary checks and, once the hammer falls, we’ll chase all parties to ensure the 28-day completion deadline is met.
Whether buying, selling, renting or letting, we are committed to making your moving experience a positive one. Miller Metcalfe department heads are members of professional bodies RICS and NAEA and adhere to their strict codes of conduct. We’ll help you as much as you need us to and can provide independent advice on matters such as mortgages, insurance and legal work as well as produce EPCs and put you in touch with RICS approved experts for any survey requirements.

What Can Our Conveyancers Do For You?
- Open up a purchase file and create draft contracts.
- Draw up a memorandum of sale, or notification of sale.
- Organise local searches and highlight any factors, such as proposed building works that will be occurring
- Advise on next steps after a home survey has been undertaken.
- Send you any documents and contracts for you to check through and sign.

Our conveyancers will get you legally prepared for every step of the home buying and selling process, ensuring you understand every term, stipulation and agreement.
We always advise our clients to carry out surveys on any property they are considering purchasing, so that any mould, rot, cracks and structural damage are identified and dealt with by the seller. You shouldn’t be duped into buying a home that’s less than perfect, especially when this is likely the biggest and most important purchase of your life. A leading provider of surveys ourselves, we employ over 40 RICS Chartered Surveyors who will scour the whole of the house, take note of any issues and provide expert advice on what to do next. They may be minor problems such as fixing a faulty tap. They may so serious that we advise against purchase. Always putting your welfare first, our surveyors provide honest advice that you can always depend on.
Why Move To Bolton
Maybe the shorter answer to that question is why not? Bolton is a busy town sitting at the heart of a Metropolitan Borough. Around it are a variety of towns, villages and suburbs all lying within easy commuter distance.
Famous as the home of comedian Peter Kay and Warburtons Bread (not garlic), Bolton is a former mill town close to the pretty West Pennine Moors and just 10 miles north west of Manchester City Centre. The town has four train stations and is also well positioned for the motorway network via the M61, M60 and M66.
There are a wealth of employment, entertainment, sporting and educational opportunities for those that live or work in its centre and the locality.
Bolton boasts a wide range of retail outlets including major chain stores and proud independent businesses. There are also several retail parks and themed markets, as well as pubs, bars, nightclubs, restaurants and cafes.
Cultural amenities include the Bolton Museum, Bolton Steam Museum, Aquarium, Albert Hall, Art Gallery and the acclaimed Octagon Theatre.
Bolton is also host to a wide range of special events, including an Iron Man, Iron Kids Triathlon and a Sky Ride in June, where the streets are closed to allow new and experienced cyclists of all ages to take to two wheels and explore their town, gaining a fresh appreciation for its architecture in the process.
Proving findings by The British Association for the Advancement of Science that Boltonians ‘are the friendliest people in Britain’, the town hosts a number of annual charity events which are phenomenally well supported, including a Midnight Memories Walk and the Colour ‘Fun’ Run, both for Bolton Hospice.
In late summer, locals and those further afield flock to the Beer Festival and the Food and Drink Festival; the latter offering over 100 stalls full of delicious delicacies as well as guest appearances from TV chefs such as James Martin, Gino D’Campo and John Torode. There are plenty of opportunities to enjoy a breath of fresh air and a stretch of the legs too with several public parks, Smithills Hall & Country Park and stunning Rivington Pike on the Moors.

Victoria was very helpfully in making sure I have the right property I was looking. She is very attentive in making sure everything went very well. I really appreciate the help she provided. Thank you very much for the help.
Yvonne has been a fantastic help in terms of my property. Very accommodating and regularly contacts me for updates. I originally contacted 4 estate agents to look at selling my property. All seemed interested, but Yvonne was the only one to do any kind of follow up communication. I wouldn’t choose anybody else to sell with.
We would like to thank Beth for the professional but friendly manner in which she handled our house sale and purchase. Regular updates have kept us informed throughout and Beth has been there to reassure us when problems arose. She has worked tirelessly to ensure ... read full review
Out of the many estate agents I dealt with Bev and the rest of the team were streets ahead of any other agency. Consistently good customer service. Bev would call me directly as soon as a property came in to arrange a viewing and she would reply to emails within minutes. I viewed around 6 houses and their agents were always on time and had good knowledge of the property unlike other agencies in the area.
The team in Worsley kept me updated throughout my journey. Zoe and Vicky left no stone unturned when assisting me with my property search, and went above and beyond to find me my dream home!! I cannot recommend them highly enough, and although I have no plans to sell at the moment, I wouldn't think twice about using them in the future and would definitely recommend them as a preferred local agent.
