How Can a Bathroom Devalue Your Home?

Anything from the bedroom to bathroom ratio, where a bathroom is positioned, and the style of the bathroom can have a significant effect on the value of a property according to a new study by Mira Showers.

The research uncovered just how important the bathroom is when it comes to searching for a new home and can even go on to impact the price a buyer will be willing to pay.

In a survey of over 1,000 homeowners and potential buyers in the UK, the research found that limited bathroom access can significantly reduce offers on a property by thousands. With 94 of those asked willing to pay and offer more on a property with an en suite and 84% would be willing to offer more for a recently refurbished and modern bathroom. Even a third stating they would prefer a house with more bathrooms than bedrooms.

Downstairs Bathroom

The positioning of a downstairs bathroom is important as it can make a significant difference to potential buyers’ final purchase choice. According to the research, 44% of house hunters would not be willing to purchase a home that has a main bathroom on the ground floor.

Ensuite

Ensuite bathrooms are clearly considered particularly desirable with more than 3/4 of buyers stating they would be willing to offer £3,945.34 more on a property which comprised of an ensuite as opposed to the same or similar property without an ensuite.

Bathroom Access

With many older homes, particularly terraced houses, the bathroom tends to be accessible via the kitchen. This is viewed as undesirable to modern-day house hunters and can devalue your property. The study carried out revealed that almost half of potential buyers would over £7,077.84 less on a property if the bathroom was positioned downstairs near the kitchen, with 18% stating they would offer between £10,000, £20,000 less and a third stating they wouldn’t be willing to put in an offer at all.

Having more bathrooms than bedrooms

The research carried out found that house hunters would rather put down an offer on a property with more bathrooms than bedrooms, even willing to offer £5,170.88 above the initial asking price to have a second or third bathroom.

Modern Bathrooms

The interior of a bathroom can help boost the value by an additional £3,795.66, with almost 3 quarters of people in the study stating they would be willing to pay more for a property if the bathroom was recently refurbished or modernised.
