Whether you are a beginner or a videography professional, we have put together some basic tips that will help you get the best video of your property for your virtual viewing.

Camera equipment

You don’t need a professional camera to take good quality photographs of your home. You can simply use a modern smartphone with a high-quality camera. 

Reminder: Always take your videos landscape

Note: your video will be muted so there is no need to speak in the background.

Please send all your videos in .mp4 or .mov format.

Get the outside right

Choose the time of day where when the front of the house is shown in a good natural light and move any vehicles from the outside of the property, this will make your property appear larger giving it more kerb appeal.

Pro tip: remove any clutter from outside the property such as bins and hoses.

Keep personal belongings out of sight

For security reasons, please ensure all valuables and family photographs are hidden away and out of sight. If you have any pets, try to make sure they are not visible in the video.

Top tip: Remove any element of personalisation, as this will allow potential buyers to imagine themselves in the property.

Picture perfect

We want your property to stand out from the crowd. To do this, your property must be in perfect condition. Remove any clutter, tidy all the rooms, make the beds, take any washing out of the washing machine and clear away any dishes in the sink. 

Don’t forget- remove all coats/dressing gowns hanging on the back of doors from view.

Include the essentials

Make sure to capture all integrated appliances and built in wardrobes in the videos.

Pro  tip- avoid any reflections as this would act as a distraction.

Let there be light

Before taking your video turn on every light in your house to make each room as bright as possible to allow your videos to really show off your property.

Pro tip: always take videos in the day time with the curtains and blinds open.

The perfect shot

To get as much in the frame as possible stand in each corner of room and pan around from left to right. This will get as much of the room in as possible, try taking your video with the window on display as this usually makes a room appear larger. 

Take your video at chest height or at eye-line. You want your photos to replicate what a potential buyer would see when viewing your property, ensuring there are equal amounts of ceiling/floor to achieve the best angles.

Remember- take a few pictures from each angle to get the best results.

Extra tips

  • Always open doors your doors, this help create a larger feel and display the flow of the property.
  • Avoid the middle of the day as this is the time when shadows are the darkest and overhead particularly with external photos, you want to avoid having too much shadow.
