The holidays inspire reflection and the desire for a fresh start, leading to a surge in property searches and viewings. This phenomenon, known as the “Boxing Day Bounce,” sees activity in the property market skyrocket as people look ahead to the New Year.

Why Boxing Day Kicks Off the Property Boom


In 2023, Boxing Day saw a record number of new properties hit the market, offering fresh options for buyers. At the same time, buyer demand surged by 273% between Christmas Day and Boxing Day, highlighting the market’s post-holiday momentum.

The Impact of the Boxing Day Bounce on Buyer Demand


The year-end surge was further influenced by the looming stamp-duty deadline of March 31st, 2025. Sellers of smaller properties in higher-priced areas were eager to beat the deadline to avoid higher tax rates, with the first-time-buyer sector, particularly homes priced below £300,000, holding up the best in terms of price stability.

Fresh Properties, New Opportunities: The Boxing Day Effect


Rightmove’s Director of Property Science, Tim Bannister, notes that the number of sales being agreed increased by 22% compared to the previous year, and the number of new buyers contacting estate agents was up by 13%. This momentum, along with the fresh wave of properties launched on Boxing Day, created a cycle of market activity that attracted buyers into the New Year.

What the Boxing Day Surge Means for Sellers and Buyers


While the 2025 housing market shows promise, there are challenges ahead, particularly concerning rising stamp duty and wage growth. As Tim Bannister explains, “Looking at our data and the UK’s underlying housing needs, there are lots of reasons to be positive about next year. However, as we’ve seen several times this year, the market is sensitive to unexpected events and the direction of travel can change.” He adds that a Bank Rate cut and falling mortgage rates early in the year would help boost consumer confidence and stabilize the market.
