• FREE market appraisal
• Professional Photographs and Floorplan
• Online presence and Marketing package giving you full access to our network of local offices as well as national coverage via Rightmove, Zoopla, on the market, Boomin and our own website Millermetcalfe.co.uk
• Social media coverage, exposure on Facebook, as well as social media advertising on Twitter and Instagram.
• We will arrange and carry out all viewings of your property meeting prospective tenants on your behalf and all at no extra charge.

Our INTRODUCTION package is just £250.00 Plus VAT, please be aware that this amount will be required to be paid upfront prior to advertising.

Letting Only/Tenant Find

(If you feel confident to manage your property but need assistance in finding a suitable tenant then this is the service for you.)

• All of the introduction package is included as well as;
• We will arrange and carry out all viewings of your property meeting prospective Tenants on your behalf
• Full referencing to include a credit check, employer and previous landlord reference
• Comprehensive AST Agreement
• Deposit protection service
• Preparing all documentation for the tenants, along with a special moving in pack for the tenant with all the information that they will need. An electronic copy of all documentation emailed to the landlord if required.

Our comprehensive tenant find only package is just ONE MONTHS RENT Inc VAT. Subject to a minimum charge of £500.00 Plus VAT.

Rent Collection

• All of the introduction, and Letting Only package is included as well as;
• Monthly rent collection with prompt payment to you (within 10 working days of funds clearing)
• Monthly statements
• Pursuance of tenant arrears and servicing of appropriate notices
• Annual rent assessment review

All dealings beyond this point would be direct between the landlord and the tenant. The landlord is responsible for rent collection, repairs, general contact with tenants and handling any problems that may arise. This service is not recommended for landlords who are not experienced or those who have little time on their hands.
Our comprehensive Rent Collection package is just ONE MONTHS RENT Inc VAT. Subject to a minimum charge of £500.00 Plus VAT and then a monthly commission charge at 7% + VAT each month of service.

Managed Tenancy

• All of the introduction, Letting Only and Collection package is included as well as;
• Initial inspection, further inspection at three months and a final inspection**
• Maintenance and upkeep of your property with our in-house repair and maintenance team

Our comprehensive tenant find only package is just ONE MONTHS RENT Inc VAT. Subject to a minimum charge of £600.00 Inc VAT.

Our comprehensive, fully managed, package has been thoughtfully designed to make letting your property a stress-free experience; you can rest assured that we are working around the clock on your behalf so you can get on with your busy life hassle-free.
Our Managed Tenancy package is just ONE MONTHS RENT Inc VAT. Subject to a minimum charge of £500.00 Plus VAT and then a monthly commission charge at 10% + VAT each month of service.
